LNC PROPERTY DEVELOPMENTS- 59 BED CARE HOME, NORTHERN MOOR

Lovett Care and LNC Property Developments are delivering a new 59-room care home on Yew Tree Lane, Northern Moor, Manchester— designed to provide modern nursing, dementia, and mental health care while enhancing community wellbeing.
On Yew Tree Lane in Northern Moor, Manchester, a purposebuilt care home is rising to meet the growing demand for specialist care and community wellbeing services.
Commissioned by Lovett Care Limited and constructed by LNC Property Developments, the nine-month project began in November 2023 and is due for handover in mid-2025.
When complete, it will feature 59 en suite rooms supported by modern facilities including lounges, a dining area, café, hair and beauty salon, activity room and landscaped gardens- all aimed at improving residents’ quality of life and comfort.
Lovett Care, which operates across England and Wales and focuses on nursing, dementia, and mental health support, secured a bespoke loan from OakNorth Bank in January 2024 to finance the Manchester development.
LNC Property Developments brings its in house design and build expertise to the project. The scope includes extensive groundworks with a basement, full M & E fit out, precast concrete floors, stair and lift shafts, roof trusses, internal joinery with fire rated doors, flooring, and final decoration. On completion, the care home will meet CQC standards and receive Building Control sign off.
The site at Northern Moor— which previously hosted an outdated facility— has been reimagined to meet modern expectations. The three storey building, carefully crafted to blend with the suburban setting, offers 59 spacious en suite bedrooms complete with accessible wet rooms. Shared spaces include lounges, a hair and beauty salon, a café, and multipurpose activity rooms to support residents’ social engagement and therapeutic programmes.
A key focus of the development is dementia and mental health care. Lovett Care’ s commitment to these specialist services is echoed in the design, which embeds best practice layouts, safe circulation routes, and dedicated areas for wellbeing activities. This aligns with their existing reputation for high quality support in residential, nursing, and dementia settings.
The economic and social impact of the care home is expected to be significant. Construction alone has generated local employment and supply chain opportunities. Once open, the facility will provide dozens of full time jobs including nurses, carers, chefs, and therapists- and support nearby GPs and health services by offering residential and nursing care close to home.
