The London Borough of Hackney’ s flagship regeneration enters its final phase as Ardmore and Feilden Clegg Bradley deliver 371 new homes beside Shoreditch Park, completing a decade-long transformation of the Britannia site.
In July 2023, Ardmore Construction began work as main contractor on Phase 2B of the Britannia regeneration— a four building residential scheme bringing 371 mixed tenure homes beside the new leisure centre and secondary school in Hackney. This marks the final chapter in a coordinated programme of community infrastructure, education, and housing across the former Britannia Leisure Centre site.
Led by architect Feilden Clegg Bradley Studios, the development comprises four blocks ranging from 3 to 25 storeys, delivering 290 private-sale units, 30 sharedownership homes and 51 social-rent flats. Residents will also benefit from communal roof gardens with panoramic views across London, thoughtful secondary staircases to meet updated building regulations, and ground-floor retail and workspace- continuing the integrated public realm set in motion during Phase 1.
The construction strategy has responded to multiple challenges. Substructure works feature over 200 continuous flight auger( CFA) piles- 900mm wide and extending to a record depth of 35 metres- as Ardmore engineered noise and vibration minimised foundations alongside future Crossrail 2 tunnels.
