NHBC PIJ Quality Award- Glenmona Development
— designed not just to build homes, but to create a lasting, connected neighbourhood rooted in inclusion, sustainability, and quality.
Once completed, Glenmona will provide 653 new homes— 549 for social rent and 104 classed as affordable— alongside a broad range of community infrastructure including two care homes, a hotel, a community centre with sports provision, local retail, play areas, and over 10,000 newly planted native trees. The scale and scope of the development are significant, but it’ s the thoughtful execution that is setting it apart.
Architecturally led by RPP Architects, the site has been designed around a central green corridor, using a mix of housing types and open spaces that respond to the area’ s natural contours. The result is a cohesive, walkable environment that balances density with a strong sense of place. Homes are arranged to encourage neighbourliness, while the wider plan supports accessibility, biodiversity, and active travel.
Since construction began, the development has consistently prioritised quality delivery across all phases. The first homes were handed over in late 2023, with the 100th handover milestone reached in 2024— a testament to both the pace and precision of the build programme. This commitment to construction excellence was recognised by NHBC earlier this year, with Site Manager Ryan Tannahill receiving a national Pride in the Job Quality Award. The accolade, which highlights exceptional standards in site management, reflects the professionalism, attention to detail and leadership that have underpinned Glenmona’ s successful rollout.
Yet Glenmona is about far more than bricks and mortar. At its core, the development is grounded in social value. Through the Buy Social model, Braidwater and Apex have created meaningful employment and training opportunities for local people, including school leavers and those previously unemployed.
The project has also supported community organisations such as Gort na Móna GAC through funding and engagement— reinforcing the idea that housing developments can and should deliver for the wider community.
Environmental sustainability is woven into the fabric of Glenmona. In addition to biodiversity corridors and extensive planting, the site layout promotes lowcarbon transport options and provides inclusive spaces for all age groups. The inclusion of care facilities, age-friendly design elements and accessible housing ensures the neighbourhood meets the needs of a broad and diverse population.
