Willmott Dixon ’ s purpose is to deliver brilliant buildings , transform lives , strengthen communities and enhance the environment so our world is fit for future generations . That ’ s why Be First , Barking and Dagenham Council ’ s regeneration company , appointed them to deliver a massive redevelopment of the Gascoigne estate .
Willmott Dixon were appointed by Be First to its delivery framework in 2019 to help transform the east side of the 1960 ’ s Gascoigne estate into a contemporary , environmentally friendly community .
The redevelopment includes the construction of residential housing and communal areas , bidding to deliver stylish , affordable homes and facilities that are environmentally sustainable .
A key aspect of the development will be its sustainable and cycle-friendly credentials , with a targeted 40 per cent cut in CO2 emissions from energy produced by the homes against what normally would be expected by Building Regulation , thanks to an array of rooftop photovoltaic cells and connection to the district heating system . There are also plans for over 1,000 cycle parking spaces .
Block J will see the delivery of 124 new affordable homes , consisting of one- , two- and three-bedroom apartments .
A communal courtyard will ensure there is a local green space for residents to enjoy and congregate in , while the extensive bicycle parking area will encourage greener transportation in the area .
Block J follows on from the delivery of Gascoigne Phase 2 , worth £ 135 million , which will see 382 new homes delivered , of which 57 % will be affordable housing .
Once again , sustainability is at the heart of our efforts , with the homes being the first net zero carbon building to be delivered by Be First , supported by the addition of photovoltaic panels on roof spaces .
The block is due to be completed early next year , adding to the 815 homes recently completed in the neighbourhood .
