The development of land at Pease Pottage is an incredible opportunity not just to build houses , but to create a place – to create a village community . A team of experienced professionals will collaborate over the development of Pease Pottage , bringing to life their shared vision of a thriving new community .
At Thakeham , they are passionate about bringing people together through the development of places and spaces – their goal is to create a village community which engages and interacts , making Pease Pottage more than just a place to live . By starting with a village green – a shared and valued place where people meet , talk and engage – they are starting in the heart of the development . It ’ s about people , not houses – about creating a place which will be valued , a place to feel proud to call home . From the village green , they look at the bigger picture and they consider the detail – from the streets and houses , the roads , walkways and cycle paths . Thakeham will consider facilities including a shop , a school , a café , a community hall – everything that comes together to make a place .
When they plan and design , they are combining traditional village values with modern day learning – envisaging how the development will look , how it will feel , what the local area needs – they will combine good transport links , services , and easy access to everyday essentials . They want Pease Pottage to be a special place , a place their homebuyers want to stay and raise their families , make friends , be part of a community . For Thakeham , this is an opportunity to deliver something they really care about .
Following an open market selection process , Thakeham was chosen by the long-term landowner to promote land at Pease Pottage for housing , community benefits and for a new home for St Catherine ’ s Hospice . The 45 hectare ( 112 acre ) site is located within Mid Sussex District Council authority in the county of West Sussex . They worked hard with an expert team of internal and external consultants to promote the site to the Local Plan , demonstrating how the development could be sympathetically accommodated in an Area of Outstanding Natural Beauty . Landscaping design will play a key part in helping the scheme respond sympathetically to its surroundings – Thakeham will create a place that feels like it has always been there , with tree lined avenues and a central green space at the heart of the development .
Following the allocation of the land within the submission Local Plan , Thakeham has successfully achieved Outline planning consent for up to 619 homes , with associated services and infrastructure including a new primary school with early years provision and a new hospice for local charity , St Catherine ’ s Hospice .
The mix of housing will include bungalows , starter homes , family houses and affordable homes in a variety of styles . A large central green will offer a range of opportunities for sport , relaxation and community life . There will be a new community hall , shop and café , run by and for the benefit of St Catherine ’ s Hospice . A new lake on the eastern edge of the site will allow sustainable drainage and enhance biodiversity .
Thakeham understand that a strategic development of this size and scope impacts the surrounding community . Thheir proposal will deliver extensive road improvements including new access arrangements which will help traffic flow and new pedestrian and cycleway links to ensure the development integrates with the wider community .
The reserved matters planning application includes a new 24 bed hospice , ensuring that St Catherine ’ s will have a facility
