REAR YARD PATIOS 3.4
ANY CHANGES TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL
1. Obtain an application form from Kings Ridge Management Office (CMO) located at the
clubhouse. Submit the application form with a copy of the guideline, plat survey showing
location and size of patio, product data with specifications, and any other pertinent
information. Return your completed application to the CMO.
2. Do not start construction of any improvement, alteration, or addition to any existing
structure or make any site improvements or changes prior to approval. After receiving
approval from the ACC, obtain and pay for all permits that may be required by
governmental authorities. Upon completion submit copies of all permits to the CMO for
filing with your Architectural Application.
3. Proposed work shall start within 45 days of approval by the ACC, and shall be completed
within 180 days of commencement. Time extensions may be granted by the NARC upon
written request.
4. Patio addition may be constructed of concrete patio stones, concrete or clay bricks,
poured concrete, or similar hard surface material. A cast-in-place concrete patio may be
coated or painted: See Guideline 3.1. Color of patio shall be natural cement or earth tones
that visually blend with house color scheme.
5. Install patio to assure conformity with existing adjacent landscape grades.
6. Set patio stones or brick on a sub-bed of sand, sand-cement, or concrete, with top of
surface flush with existing grade. Place cast-in-place concrete over compacted granular fill.
Insure sub-grade is adequately compacted. Slope patio to provide positive drainage.
7. Cast-in-place concrete slab shall be at least 3 ½ inches thick.
8. Patio shall not alter nor change existing drainage patterns.
9. Size of patio shall be appropriate for the size of the rear yard but not wider than width of
house to which it is adjacent and shall not encroach upon rear and interior side yard
easements.
10. Modify existing irrigation system at homeowners expense including relocating sprinklers.
Additional sprinklers may not be added.
11. Homeowner shall immediately remedy any damage to the site and adjacent
property caused by any contractor or worker. Failure to take such action in a timely
manner will be cause for the neighborhood association to correct said damage at
homeowner’s expense.
12. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association
shall have or shall assume any responsibility for maintenance or warranty for the patio
addition and modifications to the existing home and site.
