ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL
1. Obtain an application form from Kings Ridge Management Office (CMO) located at the
clubhouse. Submit the application form with a copy of the guidelines, plat survey,
the product data with specifications, and any other pertinent information. Return your
completed application to the CMO.
2. Do not start construction of any improvement, alteration, or addition to any existing
structure or make any site improvements or changes prior to approval. After receiving approval from
the ACC obtain and pay for all permits that may be required by
governmental authorities. Upon completion submit copies of all permits to the CMO for
filing with your Architectural Application.
3. Proposed work shall start within 45 days of approval by the ACC and shall be completed
within 180 days of commencement. Time extensions may be granted by the NARC upon
written request.
4. The following are permitted: Skylights, attic vents, gravity or powered gable vents, low
profile roof gravity or powered vents, tubular day lighting system (light tubes). See
Guideline 2.16.1 paragraph 7 for solar powered attic ventilators.
5. Roof Vents and Boot Guards are permitted provided they are either black or the color
of the roof shingles and do not attract attention due to their size or design. Only one
of the two types of Attic Vents are permitted per ridge line: either a continuous ridge vent
or an off-ridge vent.
6. Attic vent water intrusion preventative devices are permitted provided they do not alter
the external appearance of the vent.
7. Homeowner shall supervise the work and conduct of all contractors on the site.
8. Homeowner shall immediately remedy any damage to the site and adjacent premises
caused by any contractor or worker. Failure to take such action in a timely manner will be
cause for the neighborhood association to correct said damage at homeowner’s expense.
9. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association
shall have or shall assume any responsibility for maintenance or warranty for the
skylights or vents and modifications to the existing home and site.
