GENERAL SITE IMPROVEMENT STANDARDS Homeowner shall maintain all site improvements in perpetuity. Any improvement to the interior of the home does not require approval of the NARC or ACC. However, said improvement may require approval of governmental authorities having jurisdiction. 1. Irrigation Systems: Modification not permitted without specific approval of the KRCA Vendor/Manager at the Community Management Office. 2. Weather Protective Devices (storm shutters): May be installed in the event of a storm warning and must be removed in accordance with Guidelines 2.17. 3. Water Softeners and Refiners: Must be installed and kept within the garage. Exterior installation is not permitted. 4. Exterior mechanical/electrical equipment is permitted as described in Guideline 4.6. 5. Exterior lighting shall be consistent with the character established in the Kings Ridge Community, and shall be limited to the minimum necessary for safety, identification, and decoration. 6. Flowering plants (annual or perennial) are permitted provided they are maintained. 7. Patio and porch furniture is permitted in the patio and porch areas only. Patio furniture cannot be left unattended outside the patio and porch areas. 8. Temporary holiday decorations are permitted as described in Guideline 2.8. 9. The furnishings in a screened addition, i.e., screened porch or screened lanai, are the responsibility of the homeowner and will not require approval as long as it does not infringe on the rights of the neighborhood. FLORIDA FRIENDLY LANDSCAPING STANDARDS Florida-friendly landscaping encompasses the use of drought-tolerant turf, flowers, vines, groundcovers, shrubs, and trees that might result in the reduction of irrigation.  For conversion of existing landscaping, the homeowner is required to submit an application and include one copy of landscape plans. All other requirements of Article XV Architectural Control, in the Document Book for Kings Ridge Community Association, Inc., must be met.  Any changes to lawn and landscaping plans must be approved by the Neighborhood Architectural Review Committee and the Kings Ridge Architectural Control Committee.
