CONVERSION OF REAR PORCH TO SUN ROOM 1.8 9. Materials: Aluminum framing, window sash, and door must be painted white to match existing pre- finished white aluminum house components. Vinyl, acrylic, glass or glass glazed windows may be used. Glass if tinted shall match any existing tinted windows that have been tinted. Screening shall be dark gray or charcoal color. 10. Construction: Remove existing screening and framing. Install new framing components, sash, doors, transoms, and sidelights, all within the original porch screened openings. Provide fixed, horizontal or vertical sliding removable sash. Double or single hung casements, hoppers, and awning style sashes not permitted. A single standard door with full or half height door lights, complying with applicable egress code requirements, are permitted. Components may extend from floor to original header near ceiling. A fixed solid flat and smooth panel with painted white aluminum facing not exceeding 18 inches in height from floor may be installed. 11. Homeowner shall control the work and conduct of all contractors on the site. 12. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense. 13. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the conversion and modifications to the existing home and site.
