SWIMMING POOLS AND HOT TUBS/SPAS 1.7 ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL 1. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. Submit the application form with a copy of the following; the guideline, plat survey, diagrams, the product data with specifications, and any additional plan(s). 2. Adding exterior mechanical and/or solar equipment requires a separate application for approval. Obtain approval in accordance with provisions of guideline 4.6 for the location and installation of all associated mechanical equipment. Obtain approval in accordance with provisions of Guideline 2.16 for the location and installation of all associated solar heating equipment. Return your completed application to the CMO. Call 811 before the start of any construction. 3. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval by the ACC, obtain and pay for all permits that may be required by governmental authorities. Upon completion submit copies of all permits to the CMO for filing with your Architectural Application. 4. Proposed work shall start within 45 days of approval of the ACC and shall be completed within 180 days of commencement. Time extensions may be granted by the NARC upon written request. 5. Portable spas and hot tubs are permitted within screened additions, interior court yards, and covered rear porches. In ground swimming pools are permitted within a screened addition and interior court yards only. Above ground swimming pools are not permitted. All patching shall match existing adjacent surfaces. Approval is required from both the NARC and the ACC. 6. Preparation: Homeowner shall notify adjacent property owners of the scope and extent of the proposed work including the location of all exterior pool related equipment, and homeowner shall use all means necessary to protect their premises from the work of this improvement. 7. Homeowner shall control the work and conduct of all contractors on the site. 8. Homeowner shall maintain all equipment in good condition in perpetuity. 9. Homeowner shall immediately remedy any damage to the site and adjacent premises caused by any contractor or worker. Failure to take such action in a timely manner will be cause for the neighborhood association to correct said damage at homeowner’s expense. 10. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association shall have or shall assume any responsibility for maintenance or warranty for the pool, or spa work, and modifications to the existing home and site.
