ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL
Florida-friendly landscaping encompasses the use of drought-tolerant turf, flowers, vines, bulbs
groundcovers, shrubs that might result in the reduction of irrigation.
1. Obtain an application form from Kings Ridge Management Office (CMO) located at the
clubhouse. Submit the application form with and a copy of the guideline, landscape design
plan, plant choices and any other pertinent information. Return your completed application
to the CMO.
2. Do not start construction of any improvement, alteration, or addition to any existing
structure or make any site improvements or changes prior to approval. After approval of
the ACC, proposed work shall start within 45 days and shall be completed within 180 days
of commencement. Time extensions may be granted by the NARC upon written request.
3. For conversion of existing landscaping, the homeowner is required to meet all requirements
of Article XV Architectural Control, in the Document Book for Kings Ridge Community
Association, Inc.
4. Sod replacement or any other change must be appraised for impact on the irrigation
system. If a modification of the irrigation system is required, the applicant must obtain
written approval of abutting property owners on the same irrigation zone and bear the
predetermined expense of the modification and repair of any damages.
5. Non hedge shrubs: Replacement and removal of shrubs and ground covers placed within
the home site are permitted.
6. The hedge shrubs; in mulched areas may be replaced with the same or similar shrubs.
Removal and/or replacement of dead or diseased hedge shrubs with same or similar shrubs
requires ACC and NARC approval.
7. Any landscaping plan must prevent encroachment of the Florida-friendly plants into abutting
properties.
