Situated within a prime city block bordered by King Street , Marsden Street , Pall Mall , and Brown Street , the 7,900m ² development seeks to breathe new life into one of Manchester ’ s iconic Grade II-listed buildings , combining its modernist heritage with cutting-edge design and sustainability .
A central component of this transformation is the creation of a new public space , Pollen Square , which reimagines the building ’ s urban presence .
The repositioned central entrance will provide improved accessibility , welcoming visitors through a striking twostorey glazed portal that enhances visibility and fosters a lively arrival experience .
At the heart of the redevelopment is the meticulous restoration of Pall Mall Court ’ s distinctive modernist façade . The cladding , a hallmark of the building ’ s design , has been painstakingly recreated to not only preserve its historic aesthetic but also to boost energy efficiency and airtightness . This effort included the innovative use of 3D-printed models to refine and test cladding joint designs , exemplifying the project ’ s commitment to combining heritage preservation with sustainable innovation .
