maintenance, street and landscape maintenance, finance
and community activities, and architectural guidelines.
They decided not to take on the full time management
of the course and after extensive due diligence, hired the
Indianapolis-based company Green Golf Partners for the
job.
THE COMMUNITY
Located in unincorporated Lee county, the community is
on Pine Island water and each home is on a private septic.
All electric is underground. There is no CDD but there are
some deed restrictions and building restrictions.
The market in the community is hot right now and homes
are selling fast. Homes sell for $400,000 and up. It’s also
not strange to see people riding around the neighborhood
on golf carts, or to spot wildlife roaming the more wooded
parts of the community, which is undisturbed and home to
exotic plants native to Florida.
The community also founded the Cape Royal Community
Foundation in 2002 to meet the charitable intentions of
the residents of Cape Royal. It is a non-profit organization
formed under Florida law and a federally approved 501(c)
(3). CRCF has no paid employees or board members and
is a volunteer-based organization with minimal overhead.
THE COURSE
The course itself is a Gordon Lewis Championship Golf
Course, with challenging holes surrounded by water.
There are 27 holes total – the 9 holes on the “Queen”
course are currently the only portion of the entire course
that’s open (and it’s only open to residents). The rest of the
course – the Prince and the King – will open later this year.
