FOLSOM & EL DORADO HILLS “For the last 30 years I’ve been building in Folsom, and enjoyed and had success with every one of them, because people want to live in Folsom,” - Kevin Carson, president, The New Home Company Northern California award-winning master-planned commu- nity by Parker Development Company. Serrano currently has several proj- ects underway, for a total of around 230 lots, with each phase at a different stage in the process. One phase, Village K5, has 28 lots and is paved and all set for home construction, with model con- struction beginning late 2017. The other phases are further out and will be ready for home-construction throughout 2018 and 2019. 92 comstocksmag.com | November 201 7 Principal Planner Andrea Howard, who has been with Parker Development Compa- ny since 1994, mentions projects of Serra- no’s size aren’t quick undertakings, and that she’s excited to see things progress. “It is exciting to see the construction activities reach the eastern portion of the specific plan because it fulfills a commit- ment to carry out the project from inception to build-out,” Howard says. “While we are still several years away from complete build out, it is unusual for a developer to remain involved in a project of this size for so long. This is important because we established a vision for the community nearly 30 years ago and will carry it on to the very last lot.” In terms of market demand, Jennifer Bulotti, marketing representative for Serra- no, mentioned that they are again starting to see people move to El Dorado Hills from the Bay Area. There’s also movement within Serrano itself. “In addition to the young ‘up-and-com- ers’ moving up the hill to Serrano, we are also seeing a lot of movement within the market and from the Bay Area to Serrano as empty nesters consider communities where their children (and grandchildren) can afford to live as well in a beautiful area full of amenities,” Bulotti says. n Willie Clark is a writer, editor, photographer and co-host of the 8 Bit Awesome gaming podcast.
