Folsom Economic Development’s Choose Folsom campaign extols the bene- fits of living in the community, like its No. 1 ranking by WalletHub as the best California city to raise a family and the highest con- centration of tech jobs in the Sacramento region. Ian Cornell, owner of CornellGroup, a Folsom advertising and marketing firm helping market Folsom Ranch, believes the lifestyle amenities in the new community are very appealing to young adults, espe- cially the town center, which will feature a branch library, aquatic center, community center, town green, shopping and dining. “The planned town center in particular is like a combination of Midtown and McKin- ley Park (in Sacramento) — close to coffee shops and live-work options — all accessi- ble through a bike,” he says. With low unemployment numbers (2.9 percent) and a high education rate (93.8 percent are high school graduates or high- er), millennials are one of the fastest grow- ing populations in Folsom (28 percent are 20-39 years old). Pam Johns, Folsom’s community development director, has no- ticed the shift. “One of the things that’s been obvious to me in the last two years has been an increase in the diversity of housing types being built here,” she says. “You see a lot of mixed use, higher density, condo op- tions, small lots — options you might see in other more metropolitan areas, like the city of Sacramento. Folsom is definitely starting to market these different housing choices in and around the historic district and along our transportation corridors.” Elliott Homes is building one of those product types. The family-owned build- er moved into the Folsom market in 1986, purchasing nearly 4,000 acres, and has de- veloped all but 8-10 percent. Elliott Homes has designed several retail centers but is primarily known as a homebuilder. Elliott’s newest residential project in Folsom is The Pique at Iron Point, a 327-unit luxury-apartment complex. It offers easy access to Highway 50, high-end appoint- ments and direct-access garages, plus a clubhouse, fitness center and pools for its one-, two- and three-bedroom units, priced from $2,095 to $3,245.
