The advantages of re-roofing a

large association all at once

When it comes to community associations, roofing projects are one of the largest and most important investments. For associations with multiple buildings, boards often face the big question: Do we re-roof everything at once, or should we take it on in phases?
The decision depends on preparation and planning. Before moving forward, it helps to ask a few key questions:
• Did past boards set aside reserves specifically for roof replacements?
• If not, is there a funding shortfall that needs to be addressed?
• Has the association obtained a re-roofing budget from a trusted local roofing company that specializes in multi-family projects?
• Has a reserve specialist been involved in planning?
• If roofs were recently replaced, has the board already begun planning reserves for the future?
The answers to these questions can shape the timing and funding of a project. Working with both a reputable roofing contractor and a reserve study professional is essential to understanding costs, establishing a timeline, and ensuring funds are available.
Even if previous boards didn’ t fully reserve for roof replacements, today’ s board can take corrective action. By adjusting budgets and association dues now, funding gaps can be closed over time— minimizing the risk of surprise assessments.
