SPACE is an Architectural Partnership providing integrity-filled, ministry-minded,
design-intensive architecture and value engineering for churches across the country.
SPACE is more than a typical architectural firm; rather, it was established to represent
the Church, only works for church clients, understands church vision, and builds great
friendships along the way.
The partnership brings a high level of design excellence to every
project with a sharp focus on meeting both schedule and budget
based on the client’s program. The firm provides building and / or
land selection, predesign entitlement, general contractor selection,
architectural design / contract document / administrative and FFE
selection & procurement services.
DUE DILIGENCE
SPACE provides professional services in the selection of buildings or
site based on client needs. Selected building or site must meet a stringent
list of priorities based on the development program as defined by SPACE
and the client. After selection of the building or site, SPACE manages the
entitlement process which often includes such items as environmental
studies, an ALTA survey, planning & zoning requirements and many
other issues that are project-specific.
PLANNING + PROGRAMMING
The initial effort on projects will involve consideration of a master
plan, and directly involve the two design principals. An on-site charrette
will be scheduled to meet with your staff and analyze ministry needs. All
information obtained during the meeting will be documented, published
and used as a resource in the creation of an initial master plan design
concept, which will include a detailed floor plan, exterior elevations,
renderings and an initial budget. Upon delivery of the master plan and
concept plan(s), you will then be given the opportunity for a thorough
review and development of questions and comments for our design team.
These will be vetted and incorporated into the design until an approved
plan is achieved. Conceptual exterior building elevations will then be
developed for your review and approval, which will subsequently lead
to the creation of 3-dimensional architectural renderings of the project.
Updates to the project budget and LEED worksheets (if included) will be
made, and all documentation submitted for your review and approval.
ARCHITECTURE + ENGINEERING
Upon receipt of your written approval of the concept design, we
will then begin development of the full architectural / engineering
documents necessary for the construction of the first development
phase. All engineering disciplines will be fully engaged, and a full

value-analysis of various system options will be performed. These will
be submitted to you along with our recommendations for consideration
and approval. Subsequent systems design will then commence based
upon your respective approvals. The initial A/E design submittal will
be made at the completion of schematic design (approximately 35%
complete). Subsequent design review submittals will be made during
design development (65% complete), and construction documents.
We offer on-site design review services within our basic services fee
(plus travel expenses), and remain fully involved in the project as your
representative throughout construction and final occupancy.
BUDGETING
The two most important aspects of most projects include an accurate
architectural program and a realistic budget which directly correlates
with that program. These are both established by our firm early in the
conceptual design process, eliminating surprises later in the design
process. The historical accuracy of our budgets has been established
through multiple completed projects in various locations throughout
the United States.
CONSTRUCTION
SPACE works closely with clients in the selection of the general
contractor or construction management company, often bringing them
in early in the process to be part of the team during the design process.
Engaging the construction company early ensures that all design /
construction stake-holding partners have the opportunity for value
engineering the project as a team. The team will consist of the client,
the architects / project managers, the construction company, civil,
structural, MEP and AVL consultants.
FF+E
SPACE provides selection and procurement services of FF&E
(Fixtures, Furnishings & Equipment) as directed by the client.
With hundreds of items to search out and purchase the selection
and procurement of FF&E items is a labor-intensive, detail-oriented
task that often takes the client many weeks of research. SPACE has
developed an Excel spreadsheet tool that makes FF&E selection &
procurement a quick and easy process.
