The residential market is stronger than it has been since August 2007. Prices are not moving significantly but more sales are now being agreed.
The volume is growing from the bottom end of the market and from the centre of town outwards.

The Derbyshire market has been somewhat more active over the last few months with an increasing number of transactions taking place albeit
from a smaller pool of buyers. It seems that confidence has been improving and people are wanting to ‘get on with their lives’. However the
upper end of the market continues to be difficult as people are not liking the high level of stamp duty and are therefore now far more likely to
compromise and buy a smaller cheaper house. We are confident that the current trend will continue for the foreseeable future although we are
not seeing a huge leap in capital values.

The Herefordshire market continues to improve with minor price increases. Demand for City property remains high, particularly from
investors, – fuelled by the thriving ‘ Old Market’ commercial development (Waitrose, Debenhams etc.) and the proposed opening of the
Herefordshire University.
Prices have now, at long last, recovered to be above the ‘market high’ of 2007 and the autumn looks promising.

If it is possible for a property market to suffer from bipolar disorder then the North East should be diagnosed for 2015. A raging start to the year
was followed by a subdued run up to the general election and then activity rebounded positively before the holiday recess. September saw a
resurgence of activity amongst buyers but the limited choice of stock (for sale) may defer finding their dream home. Vendors holding back from
the market may regret this decision, as it appears to be lack of stock rather than inflationary pressure, which is supporting good sale prices as
we prepare for 2016.
