I t takes a certain kind of person with plenty of tenacity to build communities that will last for generations to come. Taking over the role from his predecessor Simon Conibear, fellow Chartered Surveyor Ben Murphy assumes the role of Estate Director for not only Poundbury, but also the rapidly expanding Nansledan in Newquay, and other Duchy projects from The Scilly Isles to Shepton Mallet. Ben said his first impression was that he was surprised by the sheer scale of Poundbury and was simply excited to be part of it. He said: "What had already been achieved in Poundbury was incredible and I hadn't seen anything of this quality at this scale in the UK. "I was bowled over by the architecture and amount of commercial properties in Poundbury. It was both fascinating and intimidating. I knew straight away it was a very special place." Ben started the role in 2014 and since then he has helped shape the Poundbury we see today. As a Chartered Surveyor, Ben set up his own Ecohomes consultancy before joining Countryside Properties and then taking the role of Development Manager of the London Olympic Park for the next six years. Before that he gained BA Law at Westminster and a BSc in Land Management at the University of Reading. Being part of the Olympic development team was an opportunity of a lifetime, explained Ben. "It was an incredible opportunity to regenerate a piece of the city," he said. "We demolished and remediated heavily contaminated sites, and built the stadium, parklands and infrastructure to the highest standards of sustainability. "It was a very enjoyable and intense period of my life. I'd liken aspects of the project to Poundbury, as there was a healthy level of public cynicism at first but down the line there was a change in attitude once people understood what we were trying to achieve and suddenly they began to celebrate it in a very British way." On arrival to Poundbury in 2014, Ben was deputy to his predecessor Simon for three years before his retirement, which Ben described as invaluable. "I must say Simon's generosity of spirit and good humour enabled me to settle in quickly and learn a great deal along the way, and I still appreciate his support” he explained. "We have a great team in Poundbury and it’s a cliché but what I love about this job is that no two days are the same. One day you will be hosting Royalty and the next - well let’s just say it goes from the sublime to the ridiculous which helps to keep me grounded!" The Prince of Wales’ vision has always been about building community not just development. Ben explained how this concept is now being taken forward in Nansledan, an urban extension of Newquay, which will be twice the size of Poundbury in 30-40 years. "I just had one of those moments that strike you as progress" he explained. "Residents were asking for help to set up a resident's association and so the community grows. We will be inviting them to Poundbury so that people can share their experiences, and provide encouragement from their achievements at Poundbury."
