he majority of new homes are opening up in the North
East Quadrant, backing onto the Great Field and this
quadrant will offer 550 extra homes by the time it is
complete in 2022.
These homes range from five bedroom houses to one
bedroom apartments and 35% of all homes are affordable.
There are three property developers based in Poundbury, Morrish
Builders, CG Fry & Son and ZeroC and a further seven estate agents
all marketing properties here.
In the latest phase, the North East Quadrant houses were
designed by leading architects Ben Pentreath and George
Saumarez-Smith and people describe this quadrant as having a very
different feel.
Ben Pentreath told Celebrating Poundbury: "The North East
Quadrant was designed by George and myself to have the feeling of
its own ‘place’ within Poundbury as a whole – like a small quarter
of the overall settlement.
"We drew inspiration from Fordington, in Dorchester, and
other smaller towns in West Dorset, when considering the
architectural styles.
"Each street is designed to have a character of its own and the
introduction of the new garden squares – one less formal, one
more formal, will be a really interesting and beautiful new addition
to Poundbury. "
Crown Street is the main link road through the North-East
Quadrant, running from the Poundbury Hill Fort back down to
Queen Mother Square, and is lined with taller buildings that are
almost on the ridgeline of the whole development – so the
upstairs rooms in these buildings have stunning views both to
north and south.
He adds: "Leading off Crown Street are a variety of smaller streets
with more cottage-like buildings.

"Facing south over the Great Field is Duke’s Parade, a range of
detached and paired villas that have a uniform palette of materials
but lots of interest in the architecture.
"For George and myself it has been wonderful to see the care and
attention given by CG Fry, Morrish and ZeroC to the quality of the
execution, and the whole quadrant is achieving a level of build-
quality that exceeds Poundbury’s already very high standards."
Today, there are more than 3,000 people living in Poundbury
and this will increase over the next 12 months as the North East
Quadrant nears completion.
