Prices The Median Sales Price in December was $ 157,500 , up 27.5 % from $ 123,500 in December of 2015 and up 76.0 % from $ 89,500 last month . The Average Sales Price in December was $ 187,717 , up 22.4 % from $ 153,416 in December of 2015 and up 43.1 % from $ 131,200 last month . December 2016 ASP was at a mid range compared to December of 2015 and 2014 .
Inventory & MSI The Total Inventory of Properties available for sale as of December was 117 , down 4.1 % from 122 last month and down 4.9 % from 123 in December of last year . December 2016 Inventory was at its lowest level compared with December of 2015 and 2014 .
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers . The December 2016 MSI of 3.7 months was at its lowest level compared with December of 2015 and 2014 .
