Prices The Median Sales Price in December was $ 122,000 , up 19.6 % from $ 102,000 in December of 2015 and down 27.8 % from $ 169,000 last month . The Average Sales Price in December was $ 130,550 , down 10.5 % from $ 145,879 in December of 2015 and down 22.8 % from $ 169,000 last month . December 2016 ASP was at a mid range compared to December of 2015 and 2014 .

Inventory & MSI The Total Inventory of Properties available for sale as of December was 47 , down 16.1 % from 56 last month and up 2.2 % from 46 in December of last year . December 2016 Inventory was at a mid level compared with December of 2015 and 2014 .
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers . The December 2016 MSI of 3.9 months was at its lowest level compared with December of 2015 and 2014 .
