Builders are keeping busy in Cape Coral. Neighborhoods such as Cape Coral Yacht Club— the city’ s oldest neighborhood, with sailboat access to the Caloosahatchee River— continue experiencing a pattern of teardowns. Gary Aubuchon, president of Cape Coral-based Aubuchon, reports that the teardown trend accounts for a third of the custom-home projects he’ s been working on.
Some of these new homes already have buyers. Others are being built on“ spec,” demonstrating builders’ confidence that they can invest money into building a house and be sure it will sell. New Europeanstyle homes on canals are priced from the $ 400,000s to the $ 600,000s, while those with direct access to the Gulf of Mexico are priced in the $ 800,000s and up.
Newly constructed homes in Cape Coral have features that buyers are demanding, such as granite countertops and tile floors, as well as three-car garages and media rooms. Changes to the building code also are making homes sturdier and stronger, built to sustain 160 to 170 mph winds and with features such as impact-resistant glass.
