Buying A San Diego Home Without Losing Your Mind Or Your Shirt August 2013 | 页面 5
efficiency and New Home Builders required to include the latest updates when they build your home. Did you know that most homes are required to have fire sprinklers and fire safe exteriors? (add another). And, thanks to the downturn, we have seen new and improved building materials in general as suppliers compete for business.
Warranty - Imaging buying the flip and asking the investor to give you a 1 year warranty on the working
systems of the home and a 10 year warranty on the structural integrity. That’s not happening, but Home Builders stand behind their homes and offer just that. You'll have the phone number and email of the Warranty Representative assigned to your community to assist with any questions or issues that arise.
The Whole Neighborhood’s Lookin Up - When we all buy at the same time, we're all locking in
today's prices and rates. Think about the difference between this and the short sale in the community built in 2008. Although you may be getting a great deal at $400,000 your neighbor may have paid $700,000 and the future is in question. The odds are higher with the new construction today that your values are safer and your neighbors are just as stoked as you are. And, new homes typically resell more quickly and at higher comparative values because of the perception of the need for fewer repairs and updates.
Design - Times, they are a
changing. Home Builders invest a lot of time and money in surveying what we want in a home today before they break ground. They want to ensure the designs they offer answer to our needs and desires today. Elements such as open concept spaces, first floor bed/bath for Grandma, outdoor living spaces are what we want and what builders offer today. The biggest complaint with older remodeled homes is floor plan first.
No Bidding Wars – If it’s
available on the Price Sheet, it’s available. That means there’s no offering above asking price only to get bid out by a cash investor. Most of us begin our home search online. I would recommend that this weekend, take a drive to a couple of new communities, get in some model homes, and begin to consider what you really want in your next home. If you focus on the qualities first (peace, flow, easily affordable payment, etc) you’ll have much more success than focusing only on bedroom count and price. And, there’s no better place to put a plan in place than a brand new model home.
