CLOSING INFORMATION
PUBLIC UTILITIES
Contact Idaho Power, Intermountain Gas and your Water Company to transfer these services in your name as of the day of closing. If they are transferred after that day, they will be shut off and you may be required to pay an additional fee to reconnect these services.
SEWER & TRASH
The sewer and trash may have an advanced billing process. This will be handled at closing. Any pro-rated adjustments will be done by the title company on the settlement sheet. No action is necessary.
HOMEOWNER’ S DUES( If Applicable)
Your title company will pro-rate homeowner’ s dues and / or maintenance fees. No action is needed.
INSURANCE
Your homeowner’ s insurance will be handled through your lender, unless you are paying cash. Ensure both the insurance company and the lender have all the necessary information prior to closing. Cancel and / or transfer any existing insurance if required.
YOUR RESPONSIBILITIES
Contact the telephone company, irrigation or lawn care services, newspaper, cable company, post office, schools, dentists, doctors or anyone else where a contract was made. This information will be helpful for final billing and / or to start these services at your new home.
AGENT RESPONSIBILITIES
Are to ensure the entire process is as smooth as possible. They will contact you as to the time and day for signing the final papers. Normally, this is done one day prior to the closing date. You will need to bring your driver’ s license and funds to close.
