Reds10 launches residential development arm

Reds10 Group has launched a new residential development business focused on affordable housing and industrialised construction, with its first scheme already under construction in Merstham, Surrey.

Reds10 Developments is delivering a 100 % affordable housing scheme for Raven Housing Trust on a constrained brownfield site, following planning approval from Reigate and Banstead Borough Council.
The business will be led by Richard Fox as managing director and Damon Brown as director. The pair have almost 50 years of combined experience across development, funding, construction and modular delivery.
Reds10 Developments starts work on affordable housing scheme
The Merstham scheme will provide two- and three-bedroom family homes. The homes are being manufactured at Reds10’ s facility in East Yorkshire and will be delivered on a turnkey basis from factory production through to handover.
The homes are designed to meet EPC A and Operational Net Zero standards and will include solar PV, air source heat pumps, dedicated battery storage and EV charging.

Industrialised construction model targets stalled sites
Reds10 Developments said it will initially focus on affordable and social housing, with an emphasis on apartments delivered through a common, factory-built platform.
Reds10 plans to use standardised design and aggregated demand across projects to reduce build costs and increase productivity, with the stated aim of making development viable on sites that have previously been stalled or overlooked.
The launch forms part of the wider Reds10 Group’ s vertically integrated approach, bringing design, funding, manufacturing, construction, fit out and operation within the group.
The group includes 13 specialist businesses and has an East Yorkshire manufacturing facility. It has previously used Modern Methods of Construction( MMC) across public-sector projects in defence, education, justice and health.

New residential arm develops council and housing partnerships
Reds10 Developments is also establishing partnerships with councils, housing associations, charities and developers, with a number of sites identified as part of its developing pipeline.
The business said the partnerships will combine land and local knowledge from partners with its development, funding and construction capabilities.
