PROPERTY & FACILITIES MANAGEMENT SPECIAL M J MAPP M J Mapp has an in-house procurement team responsible for seeking out new suppliers and the overall approach is to use com- panies local to a given property which supports the local economy and skills development in the process. When it comes to local companies there tends to be more of an incentive to offer a good service when selected as part of the supply chain, therefore there are plenty of benefits from securing goods and services locally. However on occasion suppliers may already be in place when we are appointed to manage a building. In that scenario M J Mapp would retain them for a certain period of time while assessing and making comparison with the company’s own supply chain stand- ards. These standards centre on approaches to sustainability, in- cluding environmental management and health & safety, as well as their financial footing. If the companies pass this assessment they are retained and added to M J Mapp’s approved contractors list for the future. Good performance means such suppliers may win other work at M J Mapp’s managed properties. “We work incredibly closely with our clients and understand that each individual client has their own specific requirements in regards to how they want us to work with them. We tailor our service to respond to their individual needs and, being a relatively small company, it means that we are flexible and agile enough to respond to these varying requirements” Sustainability in general is absolutely central to the values of this business, and every- body working within the com- pan y is aware of this. At M J Mapp there is a robust set of core values which the team are expected to adhere to in their daily roles. Their corporate ob- jectives of being a great place to work, delivering exceptional service and doing it all sustain- ably is demonstrated through the structure of the business, with sustainability risk, oppor- tunities and management in mind at all times. The environmental side of sustainability is a relatively new concept for the property management teams to adapt to at M J Mapp, and a decision was made to acquire the nec- essary, relevant certification to stay competitive and show- case, as well as embed, the company’s environmental man- agement standards. A formal environmental management system, certified to ISO 14001, has been put in place to ensure everybody is working with- in a common framework, and Brooks suggests that in order to work the same way across the business the health & safe- ty procedures must always fall in line with the environmental management procedures. The forthcoming introduction of ISO 45001 will be used to formalise this alignment. BUILDING DESIGN & CONSTRUCTION MAGAZINE 35
