PROPERTY & FACILITIES MANAGEMENT SPECIAL M J MAPP
Founded in 1998, M J Mapp
is a relatively young compa-
ny specialising in property
management with particu-
lar focus on service deliv-
ery. The focus on providing
an exceptional service to
clients sets the company
apart from others in the in-
dustry. Specialising pure-
ly in property management
means that M J Mapp has
no conflicting demands on
time and resource and the
team are resolute in deliv-
ering a best-in-sector ser-
vice to clients.
M J Mapp manages the full
range of commercial property,
from big office buildings in Lon-
don and the increasing market
of Manchester, to shopping
centres, retail parks, business
parks and industrial estates. M
J Mapp’s position in the market
attracts boutique instructions
such as London’s Chinatown
and Soho on behalf of Shaft-
esbury. Such instructions are
particularly unique in charac-
ter and also provide particular
challenge due to the number
and nature of the properties
and occupiers and the heritage
value of the portfolios.
M J
Mapp currently has around 750
buildings under management
with around 350 of those under
service charges. The company
tends to be more actively en-
gaged with these properties,
taking on full management re-
sponsibilities for them, whilst
the other 400 or so are single
let FRI buildings.
As a fully privately owned
business decisions can be
made quickly as the manage-
ment are answerable only to
themselves rather than to in-
vestors or shareholders who
may want to influence the struc-
ture of the business and how
people spend their time. There
is a clear, coherent and concise
management message of what
M J Mapp is all about, and the
team is constantly working with-
in this. The size of the company
32
allows M J Mapp to react quickly to client needs,
or apparent gaps in the market and offer various
complementary services including Building Con-
sultancy, Asset Management, and Sustainability.
Carl Brooks, the Head of Sustainability at M J
Mapp, commented, “We work incredibly closely
with our clients and understand that each individ-
ual client has their own specific requirements in
regards to how they want us to work with them.
We tailor our service to respond to their individ-
ual needs and, being a relatively small company,
it means that we are flexible and agile enough to
BUILDING DESIGN & CONSTRUCTION MAGAZINE
respond to these varying requirements.
Some clients like to have monthly updates,
others prefer more formal quarterly meetings and
then there are some clients who want a much
closer relationship or less frequent interaction.
We are seeing an increasing interest amongst
our clients around sustainability and invitations
to look into their internal strategy and what
should be involved in the process of managing
property responsibly, as well as contributing to
asset management plans to ensure sustainability
is incorporated.”
