Bayleys Canterbury Country Collection CCC: EDITION ONE | Page 3
Bayleys Canterbury rural specialists understand
agricultural real estate and the passion it requires.
Specialising in the sale of dairy, sheep, beef, deer and
arable farms; support land, viticulture, horticulture,
high country and lifestyle blocks, we are 100% focused
on achieving the best result for you.
With the start of the new decade and a general election
happening in the latter part of this year, the next six months
will be an opportune time to get your rural property portfolio
in order.
It’s been quite a ride for the rural property sector in the last
12 months with an unprecedented set of market conditions
dictating the mood and performance of the sector. Quite
simply, the general feeling has been upbeat with huge demand
for sheep and beef properties in North Canterbury, lending
confidence has returned with plenty of inspections and
inquiry – resulting in multiple offers at deadline.
Broadly-speaking, rural property owners are very attached
to their land and are intent on running their farm operations
faithfully and sustainably. The biggest issue our team comes
across today is the need for sound pre-planning in order
for a rural property to sell in a timely manner and for the
optimal price.
Bayleys can act as a conduit for these discussions by presenting
ways to release equity through, say, forestry options, the
leasing of portions of land or potential subdivisions.
Our teams can talk about equity platforms that are available
for land ownership, put clients in touch with succession or
development planners who are well-versed in these areas,
facilitate passive investment of funds in other property
sectors or proactively manage a property for sale from
start to conclusion.
It’s all about keeping the conversations going between all
interested parties, perhaps looking at less-traditional ways
to structure deals and ensuring that a property has a strong
custodianship for years to come.
In short, when working with our team, you will never walk the
rural property sale or purchase path alone.
It is no longer expected that the offspring of farm owners will
take on the day-to-day running of a family property and it is
imperative that open conversations around succession or equity
release are facilitated between all stakeholders. The most
valuable property is the one that has been run well, and future
plans need to be communicated in advance so everyone can
work towards maximising value.
