On the west side of the Airport, Exhibit 4J includes three separate land use designations. Immediately
south of the Bell Helicopter leasehold, a large area is dedicated to Aviation Industrial activities that
could cater to a similar type of tenant that would require a large parcel of land or provide additional
buffer for associated Aviation Industrial activities to the north. A rotorcraft TLOF is included in this ar‐
ea that could support specialized operations associated with Aviation Industrial activities. South of the
ATCT, a large area of proposed Aviation Commercial land use is depicted. This area could satisfy FBO
and SASO activities and would provide ideal access to the runway and taxiway system. Farther west,
an area is dedicated for Non‐Aviation Related activities that could be provided vehicle access from a
roadway extending east from the proposed construction of Center Street.
This alternative includes the construction of an airport maintenance facility and staging area approxi‐
mately 600 feet south of the ATCT. This location is set farther back from airside development and
could be granted vehicle access from the existing roadway that leads to the ATCT.
Landside Alternatives Summary
The land use designation layout should follow the basic industry standards, such as locating higher ac‐
tivity development areas associated with Aviation Industrial and Aviation Commercial on or near the
main aircraft parking aprons with immediate

means as maximizing available land area and
limiting the need to extend utilities.
Table 4E presents a summary of the total land use designation areas proposed for each alternative.
The alternatives provide a significant amount of space for each land use that likely exceeds what would
be needed through the long term planning period of this study. Nonetheless, it is beneficial to provide
a long term vision for the Airport. These alternatives will provide a good starting point for discussions
which will lead to a recommended development plan to be outlined in the next chapter.
