workspaces are located on the top floor , floating under the double volume and saw-tooth roof , with diffused south light flooding the space . The balance of the function and entertainment areas are located on the remainder of this floor and consist of a multipurpose auditorium and flexible spill-out areas that open onto the two roof top terraces , taking maximum advantage of the impressive views .
Colour Palette and Materials The interior of the building celebrates the use of raw materials such as concrete , exposed brickwork , and galvanised steel that are offset against exposed services located between deep coffered slabs . This rough rawness is a dramatic juxtaposition against a slick white terrazzo tiled floor throughout the public spaces and the light grey carpets , white workstations and soft grey fabrics . This calm base palette combined with the soft warmth of accented light oak and white painted walls , creates a perfect canvas for Primedia branding and serves to accentuate the pops of vibrant , textured local fabrics applied to the soft furnishings .
Sustainability It is well researched that the re-use of existing buildings , coupled with upgrades of the building envelope and building services to achieve maximum efficiency , offers the most significant emissions reductions in the categories of climate change , human health , and resource impact . This is exactly the case with 15 Fredman Drive . A major refurbishment of the existing building was undertaken to leverage its condition and location
in achieving desired financial , environmental , and social outcome .
Designed and constructed in line with Green Star SA Office V1.1 requirements , the building incorporates façades that allow optimal access to daylight and external views whilst contributing to the occupant ’ s thermal comfort and improved energy performance .
Energy efficient HVAC and lighting systems with occupancy sensors , the use of heat pumps for hot water generation and a rooftop PV installation with annual production capacity of 190,000kWh are central to the optimal energy performance of the building .
Water efficiencies are achieved by means of low-flow sanitary fittings throughout the building , efficient irrigation systems and the selection of endemic plants .
Comprehensive energy and water metering with connection to an internet-based monitoring system make real-time consumption data available for analysis and decision making . This ensures timeous response to abnormalities and optimisation of performance .
Ample amounts of fresh air , use of environmentally and occupant friendly materials and the bespoke interior design , including exposed ceilings and walls , provide the occupants with a healthy , unique , and visually expressive experience .
15 Fredman Drive is a true case study in sustainability where the structure of an existing building was used in the creation of a contemporary , fit-for-purpose and architecturally attractive home for one of the leading media companies in South Africa .
