NEW DEVELOPMENT IN THE SEYCHELLES
With an existing track record in the region , as well as a sizeable hospitality portfolio to its name , dhk ’ s return to the Seychelles is an opportunity to further cement its standing as a studio with clout in this field . Their latest project for Seafront Development Ltd is a largely hospitality-focused project with multiple facets . Well underway already , with the partial demolition of the existing buildings on the site complete , the bulk land reclamation also done , and construction having already commenced on various elements , it will ultimately comprise a mixed-use development centred on a luxury seafront hotel and apartments . The precinct is scheduled for opening in the second half of 2025 .
The design includes a 120-room hotel ( part of the newly built structures on the site ), with two restaurants ( rooftop and ground level ), and a large resort-style pool . This will be complemented by a 68-apartment residential component . Meliá Hotels International has been brought on board as the hotel operator , and will also manage the residential element . The residences will comprise one , two- and three-bedroom apartments , with larger penthouse units on the top floor and ground-floor garden options , all with access to hotel facilities ( gym , pool , amenities ).
The sea-facing pavilion will form the social nexus of the development with a restaurant as its centrepiece ( also operated by Meliá ) and public square connecting it to the hotel . Commercial spaces will include retail and a Meliá Spa on the ground floor , sub-divisible offices on the first floor and a Meliá conference centre on the top floor . In addition , there will be staff accommodation to house the 85 Meliá staff permanently on site and a service compound .
A major milestone for the Seychelles , this project will also see the first private hospital in the country , immeasurably strengthening the infrastructure of the immediate environs , and the island nation as a whole , by allowing guests and residents much easier access to world-class medical facilities than currently available .
Architectural Concept & Context The setting was a strong influence in the design of this project . The marina and seafront location have largely informed the concept , stylistically and in terms of various practical considerations – such as the design of a jetty and helipad in close proximity to the hotel .
Two distinct typologies – a rectilinear approach on the land side ( staff , commercial and medical buildings ) and a more curvilinear style on the ocean- and marina-facing side ( the apartments , hotel and pavilion buildings ) – are connected through a common materials palette .
The rectilinear elements , made up of articulated concrete frame , cladded panels and glazing , are robust and reference a traditional Seychellois vernacular ( primarily through large pitched roofs with overhangs ). These were kept as transparent as possible on the ground floor level with large covered walkways offering protection from the elements .
On the sea side , a more curvilinear approach has been taken , with its horizontal architecture , flat roofs , sweeping curves and deep overhangs on slabs alluding to the maritime lines of a super yacht .
