building ties into the design of the landscaped park that extends up to the Mall of Africa . The entire Nexus Precinct is permeable and open to pedestrian traffic , arriving at the central courtyard that serves as the hub of activity . The emphasis on easy pedestrian access to the park and nearby shopping acts as a major drawcard for tenants within the precinct . to utilise the existing placement of the columns within the basement . Some columns did change shape and position and some transfer beams were required to be changed to accommodate the final building design . New starter bars were drilled in to accommodate different shaped columns . Although there were challenges to building on top of an existing basement , these
Façade The façade is a combination of glass , precast concrete fins and porcelain tile in shades of grey which are used to create a varied treatment responding to the orientation of each elevation . The composition is dominated by vertical elements creating an impression of height . The colour palette complements the adjacent Courtyard Hotel Waterfall City . The introduction of a bright pop of yellow behind the signage on the wall at the road entrance acts as an easily identifiable waymarker .
Civil and Structural Engineering A super basement covering the entire extent of the Nexus Precinct site was excavated at the time the Courtyard Hotel was built in 2020 / 2021 . Other than the hotel basement a large percentage of the total basement area was completed to allow usage of the space by the developer as well as for the practical reason that the existing lateral support structures put in place during excavation have a limited lifespan and it makes more sense to complete the bulk of the structure from the offset . Only a small section of the Nexus Precinct site remains excavated with lateral support in place at this stage .
