SHOPRITE , TSHWANE CBD
JSE listed REIT , Octodec Investments Limited , has announced that it has commenced upgrading its Shoprite building in the heart of the Tshwane CBD , at a cost of just below R60 million . The facelift is a welcome boost to the existing , bustling retail trade in the CBD , and proves renewed confidence in a node which has clearly emerged stronger post the Covid-19 pandemic . The first phase will be a revamp of the 4,000m 2 Shoprite supermarket and includes a new Shoprite Liquor and new retail shops on the ground floor . The most prominent visual element will be a triple volume entrance with escalator access from Helen Joseph Street . The escalators will lead downwards to an OK Furniture store . In addition , the project includes renovations to the Helen Joseph Street façade , including a new modern shopfront . The second phase of the renovation will cater for more retail tenants on the ground floor and the remainder of the basement space . Negotiations are well underway with prospective tenants . Further upgrades include the pedestrian access point from Madiba Street , which will be upgraded to provide a landscaped walkway for easy access to the Shoprite store .
LA CONCORDE , PAARL
Forming part of the historic Concordia Farm the site is one of the landmarks in Paarl , Western Cape . The property is situated on Main Road and consists of large green spaces , a forest of trees , derelict recreational facilities , and the existing La Concorde building , an architectural grande dame steeped in the history of the Cape Winelands , boasting of a rich architectural heritage . Part of the revitalisation of the existing building is the development of the underutilised portion of the property formerly used as a recreational complex . The new proposed development includes two new four-storey commercial buildings and two levels of basement parking , with sensitively designed façades and proportions that pay homage to the historic building .
The existing building with its stately front entrance and main façade includes three distinct gables , designed by the Spanish sculptor Florencio Cuairan . Due to the hidden roofscapes and parapet walls the building takes on a strong horizontality . Its main architectural features include elongated window openings , vertical proportions , relief plasterwork and textured white painted walls .
The façade development takes into consideration the existing proportions and fenestration arrangement . Through the inclusion of textured brick façades and an expressed grid , the proposed buildings reimagine the historic building in a new era .
To further celebrate the historic building and the site , there is a focus on the landscaping and urban development of the site . The two new buildings spill out onto a central green space lined with existing mature oak trees , which functions as the main axial spine of the site , and the linking element between old and new .
