RETAIL REFURBISHMENT DEVELOPMENT CATEGORY , LARGE REGIONAL MALL
Located in the south eastern region of the rapidly expanding town of Giyani in Limpopo Province , the new regional Masingita Mall is a 30,000m 2 extension to the existing 12,000m 2 mall , located on the corner of First Road and Giyani Main Road . Bounded by the Klein Letaba River and wetland to its north eastern aspect , the original mall had a linear taxi rank situated on its western entrance . This very busy transport hub accommodates both local and long distance passengers and the mall is ideally situated to take advantage of this location . Adjacent tribal land to the south east was identified as ideal for the new , extended mall which was necessitated by the needs of the growing population in the area .
CEO of the Masingta Group , Mike Masingita ’ s brief to architects Boogertman + Partners was to ensure that the shopper visiting Masingita Mall would have no different a retail experience than if they were visiting a mall in Sandton . The vibrant , modern interiors allow a lot of light into the mall and a number of active spaces furnished with quality street furniture allow the shopper to sit and enjoy the overall atmosphere . The professional team successfully used value engineering to provide an upmarket experience whilst adhering to the budget requirements of a rural mall . Small adjustments to shopfront and ceiling heights saved on budgets but did not take away from the retail experience of the shopper .
Taking inspiration from the existing trees on the site , the entrances and lobbies reflect the natural imagery of an undulating canopy of leaves with graphic interpretations of tree trunks and branches . The food court acts as a place of public gathering and faces the river and wetland . The imagery of trees and branches is carried through to this open space . The dynamic , diagonal overhead canopies above the walkways are mimicked by the floor tiling .
Land was acquired across the river to accommodate parking . This area connects to the mall by means of a newly constructed feature bridge and provides over 1,200 parking bays . This parking solution was more cost effective than underground parking due to the nature of the site and a large sewer already located there .
The design allows for a place of celebration and collective gathering , and affirms community and family life .
