Energy efficiency was one of the main objectives of the client ’ s brief . Energy standards ( SANS 10400 Part XA ) were achieved by following a rational approach . Energy modelling was done for the building that modelled the expected energy use for a full year .
The HVAC system consists of a central chilled water system with air-cooled Intramech chillers . The anchor tenant was provided with a dedicated HVAC system . The basements are ventilated with eight 1,250mm diameter fans that are controlled from CO2 sensors . To save energy , the number of fans running at any time are controlled based on the reading from the CO2 sensors . These fans are also used for the smoke extraction system .
Water sustainability was addressed by steering away from water based heat rejection and designing an air cooled system instead .
A conventional primary / secondary chilled water pump system was not considered viable due to the sustainability objectives . As a result a variable volume primary chilled water system was designed which meant that the secondary pumps were not required , thus saving energy .
Conclusion The development of Centre Point marks a key moment in the renewal of Milnerton ’ s CBD and hopefully will act as a catalyst for future development in the area .
