What particularly strikes one about the interior of the triple volume at The Point is that it is dominated by light ; daylight through the huge windows and , more exceptionally , by the stunning modern chandeliers , supplemented by arcs and patterns of light that seem to throw themselves across the ceilings and soffits of the escalators . It is a vibrant and happy interior , yet one where the shops are not overwhelmed by the interior design and décor . This very modern language is carried through onto the exterior , the modulation and expression of which is clearly of the moment , expressing confidence in the rebirth of Main Road , Sea Point .
shopping mall , no matter what the size , must be able to be immediately understood by the shopper . Thus , both the pedestrians and those emerging from the lifts , are immediately conscious of being in a triple volume , where all means of vertical transportation are clearly visible , as are all the major tenants .
Path-finding in the shopping experience must be simple and obvious , and this , the architects believe , has been achieved . This clarity of pathfinding in shopping is part of the continuum that Louis Karol begun at Gardens Shopping Centre , and continued in more recent years at the Victoria Wharf and in the highly successful refurbishment of the Blue Route Mall .
Density Louis Karol are of the belief that the density of the scheme is most important in terms of South Africa and sustainability , most particularly in the context of Sea Point . South Africa can no longer afford the luxury of low-density sprawl across the countryside . Similarly , as the Point was developed for long-term holding by the developers , the project was naturally designed for long-term sustainability both in terms of materials and operational efficiency . As a multiuse property which required a combination of refurbishment and significant rebuilding , The Point was far too complex an undertaking for Green Star rating but , nevertheless , satisfies most green building indicators such as a double-glazed exterior and an eco-intelligent BMS .
