Ruimsig Centre , located on the West Rand of Gauteng , was first developed in the 1980 ’ s and resembled the typical architectural style of the time , with hints of Tuscanesque which is so prevalent in these suburbs .
This community shopping centre was purchased by JSE-listed Synergy Income Fund Limited in 2011 . Cape Town based Synergy is a specialised retail property fund with a specific focus on medium sized community and small regional shopping centres in high-growth nodes .
The shopping centre was a relatively well tenanted centre at the time of purchase , but the finishes and style were outdated and there was increasing competition in retail in the immediate area . The centre ’ s feature entrances also desperately needed to be refurbished . Synergy identified an opportunity to keep the shopping centre current and relevant by embarking on a refurbishment and re-branding of the built forms . Since no additional GLA was going to be added to the centre , the CAPEX spend had to result in a better performing centre with an enhanced mix of tenants to strengthen the offering to shoppers .
