This refurbishment presented some interesting challenges , in terms of brief and context . The brief was clear : reverse the ongoing decline of the centre , upgrade it cost-effectively on a tight budget , broaden the LSM range to capture a wider market , and juxtapose a contemporary mall with a Chinatown mall .
The design team embraced these challenges , by turning them into design indicators , for the external treatment and positioning of façade components , but even more so with the internal treatment of layouts , lighting levels and finishes of the existing structures .
CONTEXT : Motorcar Precinct The centre is located adjacent to Cape Town ’ s longest ‘ Activity Spine ’, the 25 km motorcar-dominated Voortrekker Road . This is a blighted area on the urban periphery , with mostly low-grade buildings , often covered with dated , signage pollution : a precinct that is desperately in need of some urban renewal .
This reality was also embraced as an important design indicator . As a result , two complementary design interventions were applied to the external treatment , namely : the addition of the ‘ Great Wall ’; a graphic-focused design approach which we call the ‘ Cross-over between architecture & graphic design ’.
