Value Centres Value centres are mostly occupied by traders requiring large space and are destinationorientated . These centres complement the regional offering because of the differentiated merchandise focus . Sandown Crossing is anchored by Checkers Hyper and other tenants include House & Home , Checkers Liquor , Tafelberg Furnishers , Plic , Dial-a-Bed , Baby Boom , Footgear , Tiger Wheel & Tyre , with the remainder of the 20,000m 2 GLA made up of small retailers to satisfy the need for convenience shopping .
This type of value centre is also referred to as a “ strip centre ” - probably the most feared of the retail types from an architectural point of view . The term ‘ strip centre ’ conjures up images of vast parking lots and large signage panels fighting with façade elements . It is a building made up of large traders and their
needs are mostly simple and robust ; usability income is lower in value centres and thus , the building cost has to offset the need for returns .
These buildings usually end up as something between a traditional retail centre and an industrial park . Usability trumps aesthetics and durability trumps finesse . The shopping experience is about getting as close as possible to the shopfront with your car , even driving to the next store is not frowned upon , and landscaping has no place here . But Sandown Crossing is different .
The Difference The difference lies in getting a strip / value centre with the feel of your local neighbourhood centre - a form of retail where spaces are important , where families would want to spend time and the higher rental income affords good finishes and design has a value .
