The site is surrounded mainly by low-rise developments other than the eight storey Hyatt Hotel along a portion of the northern edge .
The site enjoys full exposure to Oxford Road and Tyrwhitt Mall , with limited exposure to Cradock Avenue . The Standard Bank building on the corner of Cradock and Tyrwhitt Avenues ( 1,784m 2 in site area ) is earmarked for potential future incorporation into the project , with ground floor retail and a medium-rise office tower over envisaged at this stage . established underground parking under Regents Place and the open parking facing the Mews and Mutual Square , which is centrally located between all of the existing retail developments constructed some years ago . These links resulted in comprehensive pedestrian and vehicular connectivity between the various buildings in this portion of the Rosebank Precinct .
As part of the consolidation requirements , there were a number of existing servitudes ( 8 No .) that had to be cancelled and three new servitudes created - a public pedestrian rightof-way between Tyrwhitt Mall and The Firs , an elevated pedestrian bridge between the Zone 1 and Zone 2 developments and an underground
Building Design The project consists of five levels of basement parking , with a total basement area of 40,000m 2 accommodating parking for 920 vehicles , as well as the main mechanical , electrical , fire and other essential building services and tenant store rooms , two levels of retail with a total area of 8,200m 2 , duplex-style loft offices of 3,800m 2 , a double-volume office / retail / entertainment component of 1,300m 2 and a 160 key hotel ( hotel design by Louis Karol Architects ).
Due to JRA restrictions , access to the basement parking is via Cradock Avenue only , with limited access off Oxford Road for the exclusive use of the hotel .
The upper level of the new basement parking has an underground tunnel link to the corresponding parking level under the existing Zone development .
