Design As is often the case with extensions on consolidated erven , a design had to be found to address the imbalances of the previous layout , while solving the difficulties of a deep site . Further challenges the architects had to meet were to create parking at a ratio of 6 / 100 and to accommodate differing levels together with the normal trading of existing tenants .
The architects resolved to maintain standard retail disciplines even if it meant that innovative structural solutions had to be found where the existing buildings were penetrated . This resulted in a triangular type plan . A closed completed circulation pattern was created linking with the entertainment node while maintaining direct sightlines with the existing mall . Edgars and House and Home were introduced as anchors .
A four level solution was found . The existing fashion node was extended , culminating in a “ grand ” court linking at the base of the parking decks and value retail floor . This floor connected with the existing Hi-Fi Corporation level , improving accessibility and exposure . Levels were manipulated to maintain existing loading areas , be it with the introduction of long span structures . A complicated but innovative decanting process was employed to ensure availability of parking and free access to existing tenants .
Brief The developers brief was to continue the existing ambiance and materials , yet to complement the new fashion court . This was achieved by improvisation and play of light , creating an elegant
“ airy ” environment and “ seamless ” extension . The extension of the building was intentionally kept understated , the emphasis being on the interiors and entrances .
The project was successfully completed answering the brief and difficult challenges . It was one of the few developments of this nature where no through-night chaos and crisis management was necessary , due to excellent team work and project management .
Maerua Mall Phase II has established a successful node with further space demand from excluded retailers and complementary business .
AFRICON ’ S REVIEW Africon Namibia has been involved with the development of Maerua Park over a long period . Initially , they were responsible for the geotechnical investigation , civil , structural designs and services for the Phase 1 development , which consisted of :
• 6,689m 2 office space
• 5,046m 2 retail shops
• 10 penthouse flats and
• 3 cinemas seating 400 people
• a 3,354m 2 double-storey Health and Racquet Club including 4 squash courts , a 25m heated swimming pool , aerobics floor , gym , saunas , ablution blocks , crèche and an administration section . Subsequently , they were responsible for the geotechnical investigation , design of parking , civil and structural services to the 3,150m 2 three storey Methealth building .
