The new Vangate Mall is located on a prime 16ha site adjacent to Vanguard Drive , a class 2 provincial road , linking the major suburb of Mitchell ’ s Plain to Grand West Casino , the N2 linking the airport to the central CBD , and Klipfontein Road , a major corridor which cuts through Cape Town ’ s populous townships . The site , formerly a golf links , services a 5km radius which is not covered by any other major shopping centre .
At 28,000m 2 of rentable area , the Mall ranks amongst one of the larger shopping centres in Cape Town and draws on a target market which has traditionally shopped at Kenilworth Centre , Cavendish Square , and Canal Walk .
Rights to develop the site were the outcome of a proposal call process initiated by the owners of the land , the Municipality of Cape Town , in 1999 . Bidders were asked to provide an integrated development within a very defined urban design framework , which would comprise 28,000m 2 of retail , 400 housing opportunities , development of sports fields , a sports clubhouse , the upgrading of a section of the Vygieskraal River and a new road off Vanguard Drive , off a controlled intersection .
The successful bidders were the Athlone Business Syndicate ; a consortium of local businessmen with a design produced by a core team of black professionals .
The project was implemented with construc-tion starting in November 2004 , after the Athlone Business Syndicate joined forces with Zenprop Property Holdings to form the Vangate Development Company .
