THE BUFFELSFONTEIN PROJECT
The Buffelsfontein Project( BFP) is a mixed-use commercial development in Mount Pleasant, Gqeberha. Muse Architects were appointed by Blue Sky Developments to design a contemporary development that would provide flexible commercial space while establishing a strong architectural identity along the Buffelsfontein Road corridor.
The brief called for retail premises at ground level with office accommodation above. Flexibility was a key consideration, allowing individual units to accommodate a range of commercial tenants over time while maintaining a cohesive architectural language across the development.
Rather than creating a single large commercial building, the development is arranged as a series of individual volumes connected by landscaped pedestrian spaces and shared circulation routes. This approach reduces the perceived scale of the development and creates a more human-scaled environment. At its centre, a landscaped courtyard provides a focal point for interaction between tenants and visitors while connecting the retail and office components.
The architectural expression is defined by a rhythmic series of mono-pitched roof forms that give the development a distinctive identity. The roof profile responds to the residential scale and character of the surrounding area, while the repetition creates
movement along the façades. Generous clerestory glazing introduces natural daylight into the upper office spaces and the roof geometry accommodates photovoltaic panels as part of the development’ s sustainability strategy.
A contemporary material palette combines facebrick with smooth plastered upper volumes in shades of white and soft blue. Dark steel cladding and timber screening provide contrast and add texture to the façades. Large glazed shopfronts activate the ground floor and strengthen the relationship between the commercial spaces and the public realm. Projecting upper volumes create sheltered edges along the pedestrian routes, while extensive glazing provides visual connections between the interiors and surrounding streetscape.
The completed development provides a flexible commercial environment that responds to its context while establishing a distinctive architectural presence within the growing Mount Pleasant precinct. Through its considered approach to scale, circulation, daylight and materiality, The Buffelsfontein Project contributes to the evolving character of the area.
