The V & A Waterfront in Cape Town has become one of Africa’ s most successful mixed-use urban destinations, bringing together tourism, commerce, hospitality and public life within a highly connected waterfront precinct. At its gateway, the Canal District has emerged as an important urban link between the Waterfront, the Cape Town CBD and De Waterkant. Designed by dhk Architects with interior finishes by Paragon Interface, 5 Dock Road is the latest addition to this evolving precinct, completing the second phase of the Battery Park vision and demonstrating how residential development can contribute meaningfully to public life, connectivity and city-making.

The 98-unit residential development introduces a permanent residential population into an area historically characterised by commercial, hospitality and tourism uses. By combining apartments, including family-oriented units, with a strong urban response, the project contributes to the long-term transformation of the Canal District into a vibrant, mixed-use neighbourhood and a more integrated part of Cape Town’ s urban fabric.
Site Background and Challenges 5 Dock Road occupies the northern portion of the Battery Park site, located on the footprint of the historic Amsterdam Battery. The project builds on the first phase of development completed in 2018, which included the 12,000m 2 Battery Park, canalside retail and concealed parking infrastructure. The residential component forms an integral part of the Canal District Masterplan conceptualised by dhk.
