THIRTEENONUP, GREEN POINT
Blok has launched THIRTEENONUP, its 22 nd residential development, marking the developer’ s return to Green Point after a decade. The project forms part of Blok’ s wider portfolio across Green Point, Sea Point and the City Bowl.
Located at 13 Upper Portswood Road in Green Point, Cape Town, THIRTEENONUP is a five-storey residential development comprising 52 apartments. The accommodation includes 11 studios, 20 one-bedroom apartments, two one-bedroom garden apartments, 10 two-bedroom apartments, three two-bedroom garden apartments, two three-bedroom apartments, two three-bedroom garden villas and two penthouses.
The development is positioned within walking distance of Green Point Park, Cape Town Stadium, the Sea Point promenade and the V & A Waterfront, with cafés, restaurants and retail facilities also located nearby.
The design focuses on creating a residential building with a strong connection between private apartments and shared spaces. An internal atrium and vertical garden form the centre of the building, with suspended walkways, staircases and landscaped areas arranged around the space. The development also incorporates shared gardens, an elevated pool deck and a children’ s play area.
The architectural expression uses layered horizontal planes and a combination of warm and neutral materials. The material
palette includes wood, stone, textured wall finishes, black metal and terracotta detailing. Integrated lighting is used throughout the common areas to support circulation and highlight architectural features.
Apartments are planned around functional layouts with built-in joinery and considered storage. Larger units include private gardens while kitchens incorporate stone worktops, warm-toned joinery and open shelving. Bathrooms use textured finishes, earthy tones and arched mirrors to create a consistent material language.
