Sea Point has always occupied a curious place in Cape Town’ s architectural imagination. It is at once glamorous and ordinary, nostalgic and fast-changing – a neighbourhood where older modernist apartment blocks stand beside ambitious new developments that seek to redefine the Atlantic Seaboard lifestyle. Into this evolving urban landscape stands Dolce Vita, the latest mixed-use project by the Berman Brothers Group that merges luxury living, hospitality and public-facing urban design into a singular architectural statement.

Positioned on the corner of Regent Road and Church Road, Dolce Vita does not merely occupy a site, it negotiates one. Designed by architects Robert Silke & Partners, the building sits between two very different architectural personalities, the contemporary Flamingo building, also by Silke’ s office, and the historic Mimosa Court by the Italian, Loris Pagano – one of Sea Point’ s enduring mid-century residential landmarks. Rather than imitate either neighbour, the project creates a visual bridge between eras, simultaneously contemporary and deeply aware of the Atlantic Seaboard’ s architectural lineage.
