while remaining durable and appropriate for the coastal environment. Their crisp finishes catch and reflect Durban’ s strong sunlight, allowing the building to shift in tone throughout the day.
Response to Site Responding sensitively to the sloping site, the lower ground level accommodates open parking decks that are partially embedded within the terrain. This design move allows the primary office volumes to rise above the base, giving the impression that the building is lightly floating above its podium. The strategy minimises the visual impact of parking infrastructure while maintaining functional efficiency.

Landscape Integration Landscaped edges frame the development, softening the transition between building and street. Planting and green buffers introduce a human scale and help anchor the architecture within its coastal context.
Sustainability and Resilience Sustainability considerations are integrated into the building’ s design through a series of practical and resilient interventions. Photovoltaic panels positioned on the roof harness Durban’ s abundant sunlight, contributing to the building’ s energy demands and reducing reliance on the grid. Backup generators ensure operational continuity during power outages, a critical requirement in the local context, while dedicated water storage systems provide resilience against supply interruptions. Together, these strategies support a more self-sufficient building
