Nedbank approached the project team in 2007 to complete the final phase of the Nedbank campus . The first phase was completed in 2001 . The initial project was intended to provide only office space , but early in the design process , the client identified an opportunity to add a residential component to the building . However , in response to shifting market demands , the 20-storey mixed-use development was passed over in favour of much-needed office space with a retail component .
Nine floors were constructed on top of the six basement levels completed as part of the phase IIa project in 2002 . The existing basement structure placed restrictions on the design team as to the size and orientation of the new building . There are seven floors of offices arranged in two H shaped blocks around a central enclosed atrium . The lower ground level comprises a retail component of 2,500m 2 that includes a Nedbank branch and an upmarket restaurant that opens up onto the covered colonnade on Maude Street , adding to the pedestrian activity along this urban edge . An additional 500m 2 of retail is situated below the above mentioned colonnade on the East and is accessed directly from Maude Street through a separate entrance .
