The Woodlands , a 43-hectare low density office park , has extensive common open space and a game park area surrounded by office buildings , which provides tenants access by means of pathways to a wide variety of game , wild life , bird life and predominantly indigenous fauna and flora . Against this background , together with the fact that the Highlands and Veld Estates were the last prime areas available for development in The Woodlands Office Park , the client ’ s brief was to design a series of buildings suitable for corporate tenants with full consideration of the park and surroundings while capitalising the potential of the site .

With this in mind , MWLF Architects created a family of buildings similar in character , but each with its own uniqueness as a spine parallel to the road emphasising an edge between Woodlands Drive and the park like atmosphere of The Woodlands .
ARCHITECT ’ S REPORT The Highlands Estate , at the highest point of the development , comprises two buildings sharing one basement ( total 10,000m 2 ) and was completed in April 2008 . The Veld Estate , as phase II , comprises three buildings , building 31 ( 3,500m 2 ) and 32 ( 4,200m 2 ) as centre portion of the spine and also gateway to the grandiose building 33 ( 12,000m 2 ), overlooking the natural dams to the south of the development .
All buildings are designed as a 3-storey office unit on a double basement pediment to limit the height and footprint impact of the scheme , while still maintaining a parking ratio in excess of 5 per 100 . The positions of the buildings were carefully considered to sit comfortably on the site , stepped down as dictated by the slope , creating unique views to the park .
